We have created a private garden for the residents. This oasis of calm, located just steps away from the busy square, offers a perfect space for relaxation or morning yoga.
The facade is renovated on both the street and the garden side. We also added new balconies and restored the building with precise replicas of the original stained-glass windows and railings.
We are currently preparing the apartments for handover. The layouts were completed according to plan, with all electrical and water installations tailored to the client's requirements. New owners are now just a step away from moving into their new home.
The renovation of the common areas is nearing completion. We are returning the craft details that highlight the building’s original Art Nouveau character. All elements are currently protected by coverings, and the building is ready for its new owners.
New doors at Polská 52 are visually indistinguishable from the originals. They are an exact replica — just as massive and heavy — but unlike the Art Nouveau original, they also meet modern security standards. A level of quality you rarely see in a historic building.

We unveiled the restored Art Nouveau façade and began refining its final details.
We installed central air conditioning throughout the entire building—so you can enjoy full modern comfort without sacrificing the historic character of the place.
In the underground level, we built a total of 22 parking spaces, two of which are located outside the parking system.

In the courtyard, we created space for private parking—a rare amenity you can only dream of in other historic buildings in the heart of this Art Nouveau neighborhood.
We built a heavy-duty floor assembly on the load-bearing structure to ensure all residences meet stringent acoustic requirements.
Inside the attic space, we removed the added structures and gradually built a new, thoughtful concept for the rooftop terraces.

We made a substantial investment primarily in the building's structural systems. Through strategic interventions, we opened up the entire residential layouts, allowing us complete freedom to start designing smart floor plans.
For the walls between apartments, we selected acoustic ceramic blocks for their sound insulation and fire safety between individual units.

We removed all layers of the original ceiling and floor assemblies, leaving only the ceiling beams exposed. These were inspected and reinforced individually, with inadequate pieces replaced by steel structural systems.
We began cleaning the façade, gradually removing deteriorated layers, restoring all stucco elements, and replacing missing pieces with new castings. The courtyard façade was prepared for thoughtful insulation.
In the building's basement, we started creating common areas as well as practical storage units, addressing moisture prevention and appropriate lighting along the way.

We began the renovation by removing the original floor assemblies, finishes, existing partitions and frame fills. We preserved only the building's load-bearing structures, preparing them for the new floor plans.
We also started restoring the original stained glass windows on the staircase landings. The frames will hold precise replicas of the original patterns and hardware that will meet modern standards for thermal comfort and safety.
