In the courtyard, we created space for private parking—a rare amenity you can only dream of in other historic buildings in the heart of this Art Nouveau neighborhood.
We built a heavy-duty floor assembly on the load-bearing structure to ensure all residences meet stringent acoustic requirements.
Inside the attic space, we removed the added structures and gradually built a new, thoughtful concept for the rooftop terraces.

We made a substantial investment primarily in the building's structural systems. Through strategic interventions, we opened up the entire residential layouts, allowing us complete freedom to start designing smart floor plans.
For the walls between apartments, we selected acoustic ceramic blocks for their sound insulation and fire safety between individual units.

We removed all layers of the original ceiling and floor assemblies, leaving only the ceiling beams exposed. These were inspected and reinforced individually, with inadequate pieces replaced by steel structural systems.
We began cleaning the façade, gradually removing deteriorated layers, restoring all stucco elements, and replacing missing pieces with new castings. The courtyard façade was prepared for thoughtful insulation.
In the building's basement, we started creating common areas as well as practical storage units, addressing moisture prevention and appropriate lighting along the way.

We began the renovation by removing the original floor assemblies, finishes, existing partitions and frame fills. We preserved only the building's load-bearing structures, preparing them for the new floor plans.
We also started restoring the original stained glass windows on the staircase landings. The frames will hold precise replicas of the original patterns and hardware that will meet modern standards for thermal comfort and safety.
