The building's interiors and common hallways are now fully completed. Every historic detail has been meticulously restored or recreated as a faithful replica. The stained glass, for example, has been returned to its original beauty while incorporating modern insulated glazing. The common areas have been thoughtfully refined in collaboration with the architects at SMLXL, balancing the building's historic character with contemporary standards of comfort, craftsmanship, and technical execution.
The completed interiors are seamlessly complemented by the finished private courtyard garden, providing a peaceful retreat for residents. The underground garage is also complete, featuring a wayfinding system and offering the rare convenience of secure parking with direct, dry access to the building.

In the courtyard, we created a private garden, which forms an oasis of calm ideal for relaxation or morning yoga despite the proximity to a busy square. We restored the facade from both the street and the courtyard side, added new balconies, and brought back precise replicas of the original stained-glass windows and railings. We are also finalizing the renovation of the common areas, returning handcrafted details that highlight the building's original Art Nouveau character. The new entrance doors are a faithful replica of the original ones. They are massive and precisely crafted, yet unlike the Art Nouveau original, they meet the highest security standards. All apartment units and utilities have been completed according to plan, and the building is ready for the arrival of its new owners, with only the key handover separating them from moving in.

We revealed the restored Art Nouveau facade of the building and began fine-tuning its final details. A central air conditioning system was installed throughout the entire building, ensuring you do not have to compromise on the modern living comfort you are used to, even with the historic genius loci. Additionally, we constructed a total of 22 parking spaces in the basement, two of which are standalone outside the stacker system.

We treated the interior courtyard as an opportunity to create private garage parking, tailored to your needs. Above it, a lush, tranquil garden oasis has now taken shape.
Inside the building itself, we built on the existing load-bearing structure with a massive floor assembly that ensures every apartment meets strict standards of acoustic comfort.
We also transformed the original roof structure to unlock the full potential of the space above. We removed the existing framework and created a new, thoughtfully designed concept for rooftop terraces — ones that open onto a panoramic view of Vinohrady.

We invested significantly, primarily in the building's structural integrity. Thanks to clever interventions, we opened up the entire layout of the apartments, allowing us to design smart layout solutions without limitations. For the walls between apartments, we chose acoustic ceramic blocks for their excellent soundproofing capabilities and security between individual units.

We removed all components of the original ceiling and floor structures, leaving only the ceiling joists. We inspected these one by one, reinforced them, and replaced any non-compliant ones with a steel ceiling structure. At the same time, we initiated the cleaning of the facade, gradually removing loose layers, restoring all stucco elements, and replacing missing parts with new casts. In the building's basement, we began constructing practical private storage units, complete with moisture protection measures and carefully designed lighting.

The reconstruction began with the removal of the original floor assemblies, surface finishes, partition walls, and window and door elements. Only the building's load-bearing structure was retained, while all components that had reached the end of their lifespan were replaced. At the same time, we began restoring the original stained glass on the staircase landings. Brand-new frames were manufactured to accommodate meticulously crafted replicas of the original stained glass patterns and hardware, ensuring the finished assembly meets contemporary standards of thermal comfort and safety.
